Design Features

Buildings shall come equipped with exterior courtyards, beamed lattice entry structures, and bike racks

Xeriscape landscaping will be used throughout the site. Low water use vegetation shall be used primarily throughout the project, but will be interspersed with medium use shade plant material. The landscape design shall be created to provide shading at western and eastern exposures thereby helping to reduce summer cooling loads

Natural Stone to be used for exterior veneers will be extracted from certified mining operations. Efforts will be made to bring materials from suppliers within a 500 mile radius.

Roofs shall be prefinished metal roofing and shall have an insulation value of R-40. Typical wall insulation will be R-26. Interior walls are to be insulated to increase privacy and energy effiency.

Exterior finishes: Cementitous base coat stucco products with fiber reinforcement will be employed with synthetic stucco finish coatings. Stone facing and veneers as well as exposed wood beams will also face the building exteriors. Low maintenance materials will reduce replacement and maintenance costs and eliminate treatment with chemicals.

Interior finishes: Recycled content carpet tiles, recycled content acoustic ceiling tiles, and low VOC interior paints, sealants, and adhesives will be used to increase interior air quality. Flooring will consist of either carpet tiles, or linoleum. Interior partitions will be sheathed with 5/8” Gypsum Board and then taped, textured and painted with low VOC paint.

Low water use lavatories, trim and toilets shall be installed throughout the project. Low water use irrigation and landscaping will save water and decrease water costs. To further reduce energy costs, tankless water heaters will be used, eliminating the need to heat and store water.

Ground source heat pumps will be employed to substantially reduce the heating and cooling utility costs to the project. Together with the super-insulated building shell, utility costs will be substantially lower than same sized buildings of typical construction. Natural gas will not be needed for this system. Thus eliminating an additional utility cost.

Low energy fixtures and lamps will be employed to reduce electrical demands of the building spaces. Coupled with day-lighting of all occupied spaces, the electrical demand loads from lighting should be minimal. Electronic lighting controls will further reduce energy demands, further decreasing overall ownership costs. The office will be complete with connections for phone, data, highspeed internet and security. PNM’s sky blue wind generated electricity service plan will augment the environmentally sensitive features of this property.
